Our hands-on responsive property managers deal with day to day property issues with total efficiency. From rent collection, to liaising with tenants, managing a team of trusted specialist contractors and suppliers, and to keeping our clients fully informed at all times, our energetic and friendly approach is competent and professional. We operate under strict RICS regulations and operate a Clients Account following RICS guidance. Our services can include:
- Invoice and collect rents, insurances, service charges and any other sums due form the tenant
- Providing you with a clear statement detailing your income and expenditure on a pre agreed date
- Property Upgrade and Repair
- H+S and HMO Compliance
We can take full control to ensure full occupancy is achieved without delay by:
- Helping to prepare the property for marketing
- Advise on rental expectations
- Market the property using the best web portals and high quality traditional methods such as letting/agency boards
- Carrying out tenant referencing and ID checks
- Prepare tenancy agreements
- Check the tenants in to the property
Property Upgrade and Repair
We have a dedicated team ready to attend to a wide range of planned or reactive repairs or recurring maintenance works such as landscaping, gutter cleaning or high level works.
Using our high powered diary system, we will ensure that important health and safety works are carried out when they fall due.
Helping You Through the Process
All costs will be carefully explained so there are no hidden surprises – before, during or at the end of your tenancy. Once an offer to rent a property has been accepted, we will carry out credit and reference checks via an independent referencing specialist.
As soon as you have been “approved” by the landlord, we will arrange for a draft tenancy agreement to be sent to you and will let you know how and when the rent and deposit should be paid.
We will then look forward to checking you in to your new home.
